The Context

Located in Kuala Lumpur, the PNB 118 Tower is a 118-storey mixed-use building spanning over 400,000 sqm of office, hotel, and retail space. At 678.9 metres, it is the second-tallest building in the world and a defining city landmark.

The development is expected to serve more than 15,000 daily users and provide over 7,000 parking spaces, creating complex mobility challenges. Ensuring smooth traffic flow, safe pedestrian access, and efficient parking operations in a high-density, high-profile tower required a fully integrated mobility strategy.

Our Role

Systematica delivered comprehensive traffic, parking, and pedestrian flow solutions.

Our team redesigned vehicular access routes, optimized drop-off and parking operations, and developed safe, intuitive pedestrian pathways connecting key areas, including the MRT network and the tower lobby.

The goal was to ensure mobility solutions were seamlessly integrated into the building design, supporting both operational efficiency and user experience for residents, employees, and visitors.

Process and Methods

Systematica developed integrated multimodal simulation models to forecast traffic and pedestrian flows across all user groups. Models considered peak-hour congestion and special events at nearby stadiums (Stadium Merdeka and Stadium Negara can host approximately 20,000 and 100,00 spectators respectively), ensuring the development could handle surges without bottlenecks.

This data-driven approach allowed Systematica to optimize internal circulation, drop-off zones, parking layouts, and pedestrian safety measures while balancing multiple modes of transport.

Output

The tower structure was completed in November 2023 and officially opened on 10 January 2024. The Park Hyatt Kuala Lumpur, located on level 75, began operations in August 2025.

Through Systematica’s strategic planning, PNB 118 Tower now operates as a world-class, high-density development with optimized traffic flow, accessible parking, and safe pedestrian circulation, setting a benchmark for large-scale mixed-use projects.
