Located at walking distance from ‘Marco Polo’ International Airport in Venice, the development consists in a hotel of approximately 250 keys.  Systematica supported Arup in the feasibility study for the realisation of the hotel, dealing with all transport related issues, with a particular focus on the current and future public transport provision of the site, as well as the degree of connectivity with the Island of Venice.

The location of a hospitality venue constitutes, in fact, a key element for the success of the initiative and it requires a robust set of analysis to understand whether the private and public transport accessibility is in line with the expected customers typologies and profile.

Systematica researched and analysed all the available urban planning documents to forecast what planned connections and infrastructure will be realised by the municipality within the short-medium term.

The site turned out to be of prime interest from purely transport point of view, since the development would benefit of a reduced vehicular pressure, due to the construction of a new ring road in Tessera, as well as the connections of the airport terminal with Mestre and Venice. The airport will, in fact, soon be a new terminus of the brand-new Venice tram line A which is connected with Piazzale Roma and therefore to all major touristic destinations.
